General Rules of the Structure


These Rules are an integral part of the Booking Form, for everything not explicitly mentioned, reference is made to current regulations, to the common sense of each one in the interest of all.

We thank you for your interest and, in giving you a warm welcome, we want to make you aware of the house rules. We therefore ask you to read carefully the rules and behavioral rules that each guest must adopt in order to not disturb or damage other guests and the environment.
The structure is more than anything else the residence of many guests who have decided to stay there; we therefore ask you to respect it and treat it as you would take care of your home and that one of relatives and friends. For the purpose of a good coexistence we ask you to observe not only the rules dictated by the law but also those simply dictated by common sense and mutual respect.
Your collaboration will be essential to spend a more pleasant stay, for our structure and the staff who work there and for the external environment in which it is inserted.
Failure to comply with one or more points of this regulation and the rules contained therein can lead to the termination of the contract with the related economic and legal consequences deriving from it.
The management of the farmhouse reserves the right to modify these regulations for reasons of opportunity and operation of the services by posting the changes to the reception of the farmhouse and publishing them on the website of the farmhouse.

a. The Regulations of the accommodation facility "Agriturismo il Chiassetto" of Pardossi (PI) is established to guarantee everyone a uniform, orderly, and peaceful use of the same. It has a contractual nature between "Agriturismo il Chiassetto" and the Guest and, therefore, the request to stay in the Agriturismo and the acceptance of this request by "Agriturismo il Chiassetto" implies total acceptance of these Regulations.
b. All guests are required to comply with the Internal Regulations of the Accommodation, summarized in each apartment in the appropriate folder and in full on the website
c. Failure to comply with the Regulations and the other provisions of the Management may result in the removal from the Structure of the offender and the related reporting of the fact to all national and international tourism organizations, unless also reported to the Public Authorities in the event that the non-compliance could possibly to suggest the commission of a crime.
d. All the specific indications on the signs placed in the area owned and / or pertaining to the Agriturismo must also be respected
e. Parents (or those who legally exercise their power) are jointly and severally responsible for the acts performed by their minor children within the Agriturismo and are required to supervise them and to ensure that they maintain polite and respectful behavior towards others, under their own direct responsibility and, in particular, as regards the obligation to respect silence, the correct use of the bathrooms, which cannot be considered play or meeting places, and the equipment made available by the Structure to its Guests. Any activity that may disturb other guests is prohibited. In general, all the rules of this contract regulation must be respected.
f. The conduct carried out by both adults and minors is considered contractually relevant and, therefore, any violation of the rules of this regulation and the common rules of civil coexistence and good performance of the Agriturismo will result, according to the judgment contractually requested in via unappealable to the Management, the immediate termination of the contract by fact of the Guest and the removal from the Farmhouse within 5 hours from the dispute of the facts. In this case, the Management of the Agritourism is entitled to withhold the sums already paid and to demand the remaining sums, also by way of compensation for the damage, except for the right to compensation for the greater damage ascertained.
g. The Management, as provided for by the current laws of the Italian Republic, has the right to expel without notice anyone who does not comply with the Regulations or behaves in such a way as to cause damage or disturbance.
h. Personnel appointed by the Management is required to enforce the Regulations towards anyone. In the act itself of accepting hospitality in the Agriturismo, each Customer also contractually agrees to submit to the Authority of said staff, which in any case is obliged in turn to always respect the Laws of the Italian Republic and the principles commonly accepted by our courtesy culture and good manners. According to the agritourism policy, all guests enjoy the right to a respectful and dignified treatment and, as responsible reception facilities, we have an obligation to protect guests from inappropriate behavior. If a guest's actions are deemed inappropriate by a staff member, or if inappropriate behavior is reported, the farm reserves the right to take action against the guest, after having verified this situation. Depending on the severity of the guests' actions, the agriturismo may, at its discretion, request the intervention of the police or remove guests from the structure.
the. The Management reserves the right to modify these Regulations at any time, which will be available at the reception of the Agriturismo and published on the website
a. Pursuant to the GDPR 2016/679, all personal data of our Customers will be processed both through IT systems and manually, in order to fulfill tax obligations (draft invoices, record data etc.) and provide the requested service.
b. Upon arrival, customers will be asked for an identification document for the purpose of communicating the presence to the competent police bodies.
a. For information, you can contact the reception and the Management of the Agriturismo by phone, via E-Mail or in person.
b. Reservations can be made by sending a written request to the e-mail address or by telephone.
c. The booking request must indicate the number and type of apartments requested, name, surname, date of arrival, date of departure, number of adults and children, age of the children (in order to be able to offer estimates tailored to the different needs), contact details telephone, e-mail for communications. Please also indicate the estimated time of your arrival.
d. DEPOSIT / DEPOSIT . To confirm the reservation, unless otherwise indicated, a deposit of 100% of the entire stay is required by bank transfer as a guarantee of the reservation. Cancellation is free within 60 days of check in. The customer loses 70% of the amount paid if he cancels the reservation between 59 and 20 days from check in. The customer loses 100% of the amount paid if he cancels the reservation more than 20 days from check in and / or if he does not show up at the property on the day indicated. In the event of late arrival from the date indicated in the booking, the customer is required to pay the total amount of the booked services that have been reserved for him.
e. The reservation is also considered valid with a deposit (previously agreed), provided that the period and duration of the accommodation, the address and telephone number of the sender, the arrangement (type of pension) and accommodation are specified in it.
f. Only after having received the deposit, will the confirmation of the booking be communicated.
g. Rates are per day (per night) regardless of the time of entry, between 15:00 and 18:00.
h. The price of the stay includes : sheets for the beds (included: 1 set per person per stay); bathroom linen (including: 1 shower towel, 1 face towel and 1 bidet towel per person per stay); kitchen linen (included: 1 tablecloth and 1 tea towel per apartment per stay), use of water and electricity, outdoor swimming pool (seasonal), 1 entrance to our mini golf course (valid for 1 person), tasting of free wine in a cellar of Terricciola and in one of Calci, car parking and barbecue (wood and coal excluded).
the. The price of the stay does NOT include : air conditioning (on request: € 10 per day), Minigolf (on request: € 5 per game per adult; € 4 per game per child); gas and heating (on consumption: € 4,50 m3), linen change (on request: € 5 per person per change).
a. In the event that the customer is unable to occupy the accommodation in the period booked due to difficulties with the means of transport, errors or other personal reasons, there is normally no refund for early departures or delays on arrival.
b. We kindly ask our customers to understand that the booked period will be charged in full even in the event of early departure: the amount of the overnight stay for the remaining nights must however be paid in full.
c. Customers who leave early are required to pay the apartment for the remaining days of the booking pursuant to art. 1385 -1386 cc
d. In case of misunderstandings at the time of booking, the management undertakes to arrange, when possible, for different accommodation in apartments or equivalent structures.
e. For cancellations the entire deposit is charged and / or, in the event that the booking conditions provide for the payment of the full amount with certain days in advance, the full amount foreseen for the stay is charged.
f. PENALTIES : In case of cancellation of the contract by the customer before arrival, the following clauses apply:
- In case of cancellation communicated by email at least 60 days before the arrival date expected for the stay, the deposit / down payment will be fully refunded, minus the expenses, of the refund operation with a maximum of € 25.00;
- In case of cancellation communicated by email between 59 and 20 days from the expected arrival date, 30% of the deposit paid can be recovered by the customer within the calendar year of the cancellation.
- For cancellations communicated later, the deposit will be fully retained.
g. The cancellation of the contract by the manager entails the payment of a penalty equal to double the deposit / down payment.
h. Exceptions to these rules are special and special offers such as non-refundable rates, early bookings and the like: in these cases no refund is recognized.
a. The balance of the stay is due within 5 days of the booking request, by bank transfer or credit card. For bookings made within 5 days of check in, the balance is due on arrival.
b. PRE-AUTHORIZATION, DEBIT on CREDIT CARD: For the pre-authorization defrosting conditions, please contact your bank, the Agriturismo is not responsible for any delay in defrosting the sum by the competent Credit Institutions. Regular receipt of the described operation will be issued to the customer requesting it.
c. PRECONTO and VERIFICATION: before the balance of the account it is possible to request the vision of the account and the debits for verification. Any errors or deficiencies must be reported before the account is issued.
d. ELECTRONIC INVOICE: Our structure is obliged to issue an electronic invoice. The name, surname, address and tax code of the person who made the booking request will be used.
e. BALANCE: In case of agreement for payment on departure and in any case the balance of what is due (consumed or used during the stay) must be paid before checking out. It is possible to pay in cash for a maximum amount of 2000.00 Euros (unless changes are made to the laws relating to the payment in cash) or also by credit card. Attention, Travel Checks and personal or cashier's checks are not accepted.
f. UNDECLARED GUESTS : Any people hosted in the same apartment, but not declared at the time of booking or upon arrival, will be charged to the reservation holder at a rate increased by 40% on the daily price with the faculty of management and property to report to the PS authorities all unauthorized people found inside the farmhouse.
g. CHARGE FOR LOSS OF KEYS and / or REMOTE CONTROL : The breakage of the key will be counted with a minimum amount of € 15.00 for the duplicate. The loss of the remote control will be counted with a minimum amount of € 30.00.
h. DAMAGE DEBIT : Guests respond and are called to compensate for damages caused by them or caused by people or animals under their responsibility.
6) ARRIVAL (Check In)
a. DELIVERY OF APARTMENTS: the delivery of the apartments is NOT scheduled before 15:00 (GMT + 1) and will be guaranteed until 18:00 (GMT + 1), unless otherwise agreed. Agree, at the time of booking, the expected arrival time.
b. ARRIVAL TIME: Check-in 15:00 - 18:00 Any arrivals after this time must be reported to the Reception at the time of booking and agreed for acceptance by the same. If due to force majeure, it is not possible to arrive on schedule, it is essential to notify the Agriturismo. If the availability of the apartment is requested at times prior to the established times, the previous night will be considered as the first overnight stay
d. MINOR ACCEPTANCE: Minimum age to rent an apartment: 18 years. Minors must be accompanied by their parents / guardians / relatives in possession of a proxy from the parent / guardian.
e. REGISTRATION OF PUBLIC SECURITY: Upon their arrival Customers are required to deliver their documents to the reception and fill in the Privacy form. This document will be registered for public safety purposes. Failure to comply with this obligation constitutes a violation of the provisions of the Criminal Code by us against the Public Security Authorities. In case of non-delivery we are obliged to report the omission to the competent bodies.
f. LAW FORMALITY to be FULFILLED on ARRIVAL: the guest must provide, by national provision, a document suitable to certify his identity, both this identity card or passport for all occupants, otherwise the operator must refuse the hospitality (art.109 laws PS as modified by art.7 point 2 of L.203 / 95).
g. CUSTOMER GUEST REPORTING: any guests of customers staying in the structure, even if temporary, must be agreed and reported on receipt and present with an identity document. The presence inside the structure must be authorized by the management, however having access only to the common areas indicated by the management and in no other area of the structure.
h. DATA PROCESSING: The data of our guests are processed in accordance with the current privacy legislation.
i. N ° PEOPLE ACCOMMODATED: In no case is accommodation allowed to people exceeding the number set in the booking unless previously agreed. We reserve the right to refuse entry to accommodation if this condition is not observed. Guests cannot receive visits from relatives, friends, etc. unless previously agreed with the Management.
j. KEY DELIVERY: The keys will be delivered to the reception starting from the time indicated as check in (from 15:00 to 18:00). The keys will be delivered upon arrival after having completed the PS registry registration operations
k. APARTMENT DELIVERY: if the apartment is ready before the check-in time, it will be assigned immediately, otherwise it will be possible to leave the luggage with us.
l. WELCOME POINT: The welcome point on arrival is at the reception of the structure.
m. PEOPLE OCCUPANTING THE APARTMENT: Each apartment can only be occupied by the number of people indicated for that specific housing unit. ALL the names of the occupants must be provided at the reception.
n. PARKING SPACES: Outdoor parking spaces are guaranteed in the farmhouse parking area.
o. VERIFICATION of the APARTMENT: Please report immediately any damages or disservices and malfunctions that you should find when taking accommodation in your apartment. Any damage found subsequently will be attributed to you.
p. EXPULSION and DISCLOSURE: The Management, as required by the laws of the Italian Republic, has the right to expel without notice anyone who does not comply with the regulation or behaves in such a way as to cause damage or disturbance.
7) DEPARTURE (check-out)
a. RETURN OF APARTMENTS: the return of the apartments MUST take place by 10:00 (GMT + 1), unless otherwise agreed. Agree, at the time of booking, the expected departure time. Unauthorized extensions beyond this time will be considered as an extension of the stay and charged.
b. PENALTY for DELAYED DEPARTURE: After 11:30 am (time for the rearrangement of the apartment), the customer will be charged the total cost of the apartment for a whole day
c. EARLY DEPARTURE: In case of early departure compared to the booking period, the customer must pay the sum agreed at the time of booking in full. If, on the day of your departure (check out), you plan to leave before 8.00 am, please kindly notify us the day before.
d. ACCOUNT BALANCE: The bill must be requested if possible and, in case of departure before the opening hours of the reception, paid the day before departure. The Reception / Cashier operates at the following times: 09.00 - 19.00. Cash, credit cards and debit cards are accepted.
e. KEY RETURN: On the day of departure the apartments must be vacated by 10:00 and the keys of the same must be delivered to the Reception to the staff who checks the data in use (in order to avoid discussions we invite you to give communication of any breakages, etc.).
f. DOCUMENT WITHDRAWAL and OBJECT DELIVERY: Remember on departure to verify that you have collected your documents and to hand over the keys and other equipment provided by the farmhouse.

g. CHARGE FOR LOSS OF KEYS and / or REMOTE CONTROL: The breakage of the key will be counted with a minimum amount of € 15.00 for the duplicate. The loss of the remote control will be counted with a minimum amount of € 30.00.
h. DAMAGE DEBIT: Guests respond and are called to compensate for damages caused by them or caused by people or animals under their responsibility.
i. STAY AFTER CHECK OUT: Customers can use the services of the farmhouse within the maximum time of release of the apartments, or by 10:00 on the day of departure. At the sole discretion of the management, customers can be granted full or partial use of the farm services (swimming pool with umbrella, deck chair and sun bed, common areas, mini golf) even after 10:00 on the day of departure. In the event of obtaining the aforementioned concession, customers are required to comply with the provisions of this regulation and the regulations in force until the moment of departure.
l. BAGGAGE DEPOSIT: On the day of departure, you can leave your luggage in custody with us until 17:00 (5.00pm)
a. Agriturismo il Chiassetto offers its guests a swimming pool, open in the summer months from 10:00 to 19:00.
b. Guests are required to comply with the Swimming Pool Regulations, reported in full on our website, in the sign posted at the entrance of the swimming pool and in summary form in each apartment, in the appropriate folder.
c. Umbrellas, deck chairs and other pool equipment are available to all guests. A maximum of 1 umbrella + 2 sunbeds is allowed for each rented apartment.
a. CLEANING AND AVAILABILITY OF THE APARTMENT: The customer has the right to have the apartment from 15:00 on the agreed day (day of arrival). During the period of stay the apartment will be completely available to guests. Staff are not cleaned daily. The bed linen and towels are not changed by the management, unless requested by the customer, upon payment of € 5 per person.
b. NON-REGISTERED EXTERNAL GUESTS: For public safety reasons, guests are not allowed to access other people inside the accommodation at any time. Entrance to external persons is forbidden, visits by family or friends must be authorized by the Management, in addition the visitor is required to leave an identity document with the Management which he will collect when leaving the Agriturismo. IT IS ABSOLUTELY FORBIDDEN TO STAY PEOPLE IN THE ROOM WHO HAVE NOT BEEN REGISTERED BY AUTHORIZED PERSONNEL.
c. ACCESS of the staff to the OCCUPIED APARTMENTS: If for maintenance or other reasons it is necessary for the staff of the farm to access a occupied apartment, the Farm undertakes to inform guests of any need for staff to enter a busy apartment.
e. OUTDOOR TABLES, CHAIRS and DECK: they are provided in some categories of apartments where possible. It is forbidden to bring chairs and deckchairs in use in other common areas such as the gazebo or swimming pool to the terrace.
f. BEHAVIOR: Dear customers are asked to behave in a respectful manner throughout the entire period of their stay.
- At any time, within the structure, behaviors, activities, games and use of equipment that may disturb other guests must be avoided.
- Adults are responsible for the behavior of minors entrusted to them.
- A behavior that at any time of the day and in no way damages the tranquility of others must always be maintained.
- Please do not slam the doors but accompany them, if you return to the apartment late please close the door of your apartment gently so as not to disturb those who are already sleeping.
- As already clarified in point 1, According to the agritourism policy, all guests enjoy the right to a respectful and dignified treatment and, as responsible reception facilities, we have an obligation to protect guests from inappropriate behavior. If a guest's actions are deemed inappropriate by a staff member, or if inappropriate behavior is reported, the farm reserves the right to take action against the guest, after having verified this situation. Depending on the severity of the guests' actions, the agriturismo may, at its discretion, request the intervention of the police or remove guests from the structure.
g. USE OF THE APARTMENTS: The rooms are simply furnished. Although not of great value, these furnishings are "family goods" and deserve all possible respect.
- Any damage caused to furniture, furnishings or equipment will be adequately assessed with the owners of the business for the relative reimbursement.
- Inside the bedroom or bathroom you will find everything you need: blankets, pillows, towels, pots, dishes, etc. It is forbidden to take anything outside in the apartments, in the bathrooms or in any case in the internal rooms of the farmhouse (e.g. shower towel etc.).
- Keep all rooms clean and tidy.
- Take care to turn off the light and air conditioners when you are outside the apartment. If you turn on the air conditioner, YOU MUST MAKE SURE THE WINDOWS ARE CLOSED.
- WE ARE NOT RESPONSIBLE IN ANY WAY FOR THE OBJECTS OF YOUR PROPERTY LEFT UNATTENDED IN THE APARTMENTS therefore you are requested not to leave valuables unattended inside them. At your disposal, inside the wardrobe in the bedroom, a safe is installed, in which you can leave small objects or money in custody.
- Do not throw substances other than those for which it was designed into the toilet. Do not clog the toilet with diapers, paper or other bulky material. Use the appropriate baskets. The costs for a possible purge will be charged to the customer.
- The use of electric and / or electronic musical instruments other than those supplied is prohibited in the apartments of the Agriturismo.
It is forbidden inside the premises: smoking, making use of narcotic substances, speaking aloud, shouting, slamming doors or windows, connecting any appliance brought to the electrical system, (except for the electric razor at the bathroom sockets) ), allow children to roam the various rooms. All the specific indications on the signs placed in the area owned and / or pertaining to the Agriturismo must also be respected
- Night swimming in the swimming pool is forbidden
- It is forbidden to throw objects both from the terrace and from the windows of the apartments
- Ball game and the like. It is not allowed to play ball games outside the spaces and times reserved for them.
- Music and Radio: It is not allowed to listen to the radio in the common areas and / or open to the public if not exclusively using the appropriate earphones
- Disturbing noises: It is forbidden to use hooves, loud radios and any other object that may cause disturbance
- It is mandatory to respect the vegetation, the soil, hygiene and cleanliness, any damages will be charged to those who cause them.
the. Clothing: Inside the Agriturismo, decent and respectful clothing is required, respecting the sensitivity and modesty of others.
- It is not allowed to damage plants and flowers in the garden
- It is not allowed to enter areas reserved for the staff of the Agriturismo
- It is not allowed to throw papers and waste out of the appropriate bins
- It is not allowed to enter with weapons, knives, sticks or tools considered blunt
- From 22:00 in all apartments the acoustic volume must be moderate. Please keep silent even in common areas.
10) PETS:
The farmhouse does NOT accept pets brought by guests
- Pay attention to the presence of animals that live on the farm.
a. The printer and the consumables are foreseen only for a maximum of 5 sheets per user (printing of air or naval tickets and the like). Please contact the reception
b. Some apartments of the Agriturismo are covered by Wi Fi service, whose password is shown in each apartment, in the appropriate folder. Each apartment is equipped with wired internet connection. The socket is in the bedroom, under the desk
c. The RECEPTION is not required to know the technical methods of customers' electronic devices and devices, nor the methods of use and setting.
a. Respect the times shown to take advantage of the services (swimming pool, mini golf)
b. Upon arrival, the delivery of the apartments takes place from 15:00 to 18:00
c. Upon departure, the apartments must be returned between 08:30 and 10:00
d. Please communicate in advance any time requirements other than those indicated here
e. SERVICES: Please stick to the times shown. The structure is not obliged to provide services outside these hours nor to reimburse services not used due to the negligence or delay of the customer.
f. REST AND SILENCE: In the hours 23:00 - 10:00 and 13:00 - 16:00 any noise that could disturb the rest of the guests is forbidden, including a high tone of voice . The use of the radio is allowed with extreme moderation and, in any case, in the absolute respect of the time of silence. Exceptions are shows and events authorized by the management.
a. During your stay try to protect the natural environment by making rational use of water and electricity: avoid leaving taps open or air conditioners and lights on if you don't need them or when you leave your apartments
b. Do not throw waste in the common areas and follow the instructions for separate waste collection. If in doubt, ask the staff.
c. Do not remove stones or plants or anything else from natural areas.
d. WATER: Water is a precious commodity for every community. It is absolutely forbidden to use water for improper use. The use is allowed only for primary uses (personal hygiene, irrigation etc.). The guests of the structure will take care to avoid any form of waste.
a. The hotel's current is alternating current at 220 volts, check that your appliances are suitable for this type of current
b. The electrical outlets are of the Italian type. Use adapters if your appliances were equipped with plugs with a different system
c. The hotelier does not accept responsibility for any damage to the equipment due to force majeure (sudden blackouts, power surges, etc.).
a. Who causes damage to the building, movable property, equipment etc. it is held legally responsible within the framework of current regulations. Intentional theft and damage will be immediately reported. Upon departure, the hotel staff checks the rooms and the costs for the replacement of any damage or loss of keys are charged and are payable at the time of check out.
b. The management declines all responsibility for any injuries to minors, who must be accompanied by their parents and / or foster carers
c. It is not allowed to accommodate in the apartments people not reported and declared at the time of registration
d. Respect the times shown to use the services
e. Respect the hours of afternoon quiet and night rest
f. Please use the apartments, furnishings, equipment and inventory that are made available to you with respect
g. The breakage of the key will be counted with a minimum amount of € 15.00 for the duplicate. The loss of the remote control will be counted with a minimum amount of € 30.00.
h. The customer undertakes to respect the premises and the things contained therein, any damage voluntarily caused to the structures, but also attributable to inexperience or distraction, will be charged at the cost of the restoration.
b. Smoking is NOT allowed in the apartments
c. Smoking, burning, lighting candles in the apartments is NOT allowed.
d. In some periods of the year (Summer in particular) it is FORBIDDEN to light fires or use candles and open flames even in outdoor areas due to the serious fire hazard
e. It is mandatory to inquire and view the fire prevention provisions, equipment and behavior to be followed in the event of a fire
a. The use of the children's area is allowed at the times indicated only to guests of the farm.
b. Children under 12 years of age can use the play area for children only with their parents or those who exercise parental authority. Please ensure that the behavior of your children is appropriate, including in the relationship with the other children present.
c. Games cannot be taken away (please parents to check)
18) WASTE:
a. Garbage must be collected in the appropriate collection bags located in the apartments and in the bathrooms of the apartments. It is not allowed to leave rubbish or other in the common areas
b. Guests are kindly requested to follow the instructions for the separate collection of waste, shown in full in the folders of each apartment
a. For your safety, we ask you not to leave valuables and objects unattended but to store them in the special safes in the apartments.
b. Please notify and deliver the discovery or loss of things upon receipt
c. Also, every time you leave the apartment, please lock the door and check that the windows are closed properly, in order to avoid any subtraction of values from the rooms
a. The Management of the Farmhouse is not responsible for the shortage of objects and / or values of the guests (each Guest is required to take care of the custody of the objects they own), for damages resulting from events of force majeure and the nature of the thing (weather events , natural disasters, epidemics, diseases, fall of trees or branches or products that are part of the nature of plants, gusts of wind, accidents, damage or theft of cars in the parking area and in the structure area). For no reason, at the time of departure, discounts will be recognized to cover any or alleged inefficiencies that may occur as a result of the events described above
b. The farmhouse does not have a secure area for luggage storage
